Whether you’re buying your first home or selling one you’ve loved for years, real estate can feel complicated. I hear a lot of the same questions from buyers and sellers, and I’m here to break them down in plain English.
Let’s dive into some of the top real estate questions (and answers!) I get asked:
1. “Is now a good time to buy or sell?”
Short answer: It depends on your goals.
Right now, market conditions vary by location. If you’re buying, it might be about locking in a lower rate before prices rise. If you’re selling, limited inventory can work in your favor. The best time is when it makes sense for you—and I can help you strategize the timing.
2. “How much is my home worth?”
Your home’s value depends on recent sales in your area, current demand, and condition of your property. A Zestimate is just a rough starting point, real value comes from a professional Comparative Market Analysis (CMA). I offer these if you’re curious!
3. “How do I prepare my home to sell?”
Think clean, decluttered, and well-lit.
- Fix minor issues (leaky faucets, peeling paint)
- Neutralize your space; buyers want to imagine themselves living there
- Curb appeal matters: fresh mulch, clean walkways, and a tidy lawn go a long way
Professional photos can also make a big difference in getting buyers through the door.
4. “How much do I need for a down payment?”
You don’t need 20% down….though it helps you avoid mortgage insurance. Many buyers qualify for loans with 3–5% down, and there are even first-time buyer programs with no money down. Let’s talk about your options!
5. “Should I buy or sell first?”
This depends on your financial situation and the local market. If homes are flying off the market, selling first may give you leverage, but you’ll need a plan for where to go next. Some clients opt for bridge loans, rent-backs, or short-term rentals to ease the transition.
6. “How long does the process take?”
- Buying: On average, 30–45 days from offer to closing
- Selling: Prep and listing can take 1–3 weeks, and once under contract, it’s another 30–45 days
That said, every transaction is different. I’ll guide you through every step.
7. “Do I really need a Realtor?”
Of course I’m biased….but also: yes.
Real estate involves negotiations, legal contracts, deadlines, inspections, and more. A Realtor helps you avoid pitfalls, saves you time, and often gets you a better deal. Plus, buyers don’t pay agent commissions – that’s covered by the seller.
