Columbia is home to three major colleges: the University of Missouri (Mizzou), Columbia College, and Stephens College. That means you’ll see a lot of students, professors, and university events shaping the culture here.

Expect a lively downtown, a busy social calendar, and an amazing food and coffee scene. You don’t have to be a student to enjoy it! Many residents love attending football games at Faurot Field, grabbing coffee at Shortwave Coffee, a fun browse at the Museum of Art and Archeology or exploring the Mizzou Botanic Garden right on campus.


2. Housing is a Hot Topic: Timing Matters

In Columbia, the housing market can ebb and flow with the academic calendar. Summer and early fall are busy seasons, with lots of students and families moving in or out. If you’re buying a home, May through August is often prime time — but it also means competition can be a little higher.

If you’re thinking about investment property (like renting to students), this is a fantastic market for it. Columbia’s rental demand stays strong year-round thanks to the steady student population.

Tip from a Realtor: Think carefully about parking, noise levels, and property management if you’re buying near campus. Also, certain neighborhoods have rental restrictions, so always double-check the restrictive covenants and zoning!


3. You’ll Fall in Love with Local Events

One of the best parts about living in Columbia is how many events and festivals happen right in town — many tied to the university, but plenty of community traditions too.

  • Roots N Blues Festival (live music, arts, food — pure magic in fall)This rebranded last year and then failed, may not want to mention it.
  • Art in the Park (happens in early June!)
  • Mizzou Homecoming (yes, it’s a huge deal here)
  • True/False Film Festival (independent film lovers’ dream)
  • Missouri State Games (a local favorite)

If you love arts, sports, music, and community spirit, you’ll fit right in.


4. Columbia Offers the Best of Both Worlds

Even though Columbia has that youthful college-town buzz, it’s balanced with beautiful parks, family-friendly neighborhoods, and a slower, laid-back Midwestern pace.

You’ll find amazing trails like the Katy Trail for biking and hiking, cute shops in The District downtown, and farm-to-table restaurants that foodies rave about. Plus, we’re a quick drive to great destinations such as Hermann, Kansas City and St. Louis — perfect for weekend getaways.


5. A Few Local “Need-to-Knows” Before You Move

  • Traffic: It’s manageable most of the year, but plan for heavier traffic during big university events (game days, graduation weekends, Fall move in and Spring Move out).
  • School Options: If you’re moving with family, Columbia has excellent public and private school choices.
  • Community Feel: Columbia is big enough to have plenty of amenities but small enough that you’ll start recognizing faces around town. It’s the best kind of hometown feel!
